I like index funds Vanguard best way to play the market super cheap index beats all managed funds over a decade .So there are national aspects to the housing and locale ones too.The madness of loaning money to any beating heart is not there this time.I see the rest of the western world has negative rates ,with Japan .All my rents are up sharply here doing very well wish I had more!

You can find links to past speakers including those attorneys, at https://rireig.com/resources/#blgSome attorneys I recall from that list as very active in real estate generally are Glenn Andreoni, Melissa D'Ellena, Beth Arruda, and Dave Johnston, and there are also folks who specialize in evictions or other areas like land development.Generally speaking attorneys might not be familiar with the phrase "wholesaling", but if you explain it as a double closing or assignment of the purchase & sale contract for a fee, it should be readily understandable.And of course, you've probably already figured out that here in RI attorneys do closings, not title companies (as is often the case out in the western states).

So I am currently renting a house in western Washington (Puyallup) while getting started in investing and wholesaling so I can earn enough cash to start further investing in my goal of rental properties.My wife and I hope to eventually buy our current rental for our primary residence from the current owners who we are sure will be willing to sell it to us.MY BIG QUESTION: Should I first use the cash to buy our house (most likely as a down payment on a conventional mortgage - and there is not much opportunity for house hacking unless I turn the detached garage into an accessory unit)  OR should I use it to invest in our first rental?
