So I recommend that you develop a disclosure form stating you are an agent acting as a principle and are representing only yourself, and in no way are you acting on behalf of the seller or buyer or any other party in any agency status, form of agency or capacity whatsoever.

Now, I'm not sure if this has any effect whatsoever on the prospect, but if they are motivated and want to liquidate, this 'feature' may be something that appeals to that particular person.I do understand what Jay is saying about it sounding 'amateur'.

I have been trying to schedule a recap meeting, and give the team a chance to explain and hopefully make things right, but it’s like pulling teeth trying to schedule any appointments with James(sales rep) and Michael.We had requested to speak with Michael numerous times, or have him review our program, to hopefully provide a bit of reassurance- as we did drop ~$20,000 hard-earned dollars into the program, but we are still waiting-not holding our breath.To boot, we have numerous charges that hit our account post-contract.

At a minimum, you need to call and mail out to your 300 closest friends/acquaintances/relatives/whoever, plus order 2000 business cards and start passing them out like candy. www.Retechulous.com (Josh Schoenly) is an agent marketing company that I've heard good things about (and no, I have no connection to them whatsoever).Might also want to google "real estate agent forums" to talk to rank and file agents, though 99% won't know crap about investing, if that happens to be a particular interest of yours.
