They can file the returns or prompt you to file them.

If the agent fails to promptly update the listing as sold, it could also take longer.

The more personal and handwritten your letter looks the more attention you get - a plain advertising postcard usually does not prompt that many angry calls, but is also less effective.

What prompted me to write this is one I received today.  

As a "young" parent of 4-ish kids from 1 to 11, I am CONSTANTLY amazed and underwhelmed by the manners of today's kids, and often their corresponding parents.My daughter is 20 months, and says thank you and please without being prompted, with more consistency than most adults I know.
