I have 8 figures of spec constructions loans out at anyone time all from community banks.. what happened is so many builders went bust and filed BK they simply to this day can't get loans from banks.. the banks I deal with in Oregon won't take on new comers but will go really far with someone like me who has been at the bank since its inception.. never defaulted or had to do a short pay etc etc.. they are precluded from loaning money to anyone who did that.so its a catch 22 the really experienced folks who were fully engaged in 08 90% of them had finaical trouble and those starting out fresh don't have the experience or capital to pull off these loans.its capital intensive to the extreme to develop from dirt up..

Great investment vehicle, a lot of work just like any of these business opportunities that you are vetting.Regarding competition, $1-2mm in capital is a drop in the bucket and the competition for a $5-8mm MF property is about as intense as it gets.All of this is very achievable with intellect and hard work and with your success in business already, you are a leg up on most.
