Again, anyone with $4M cash to spare and willing to toss it into REI is more likely to investigate something like this. 

I've got a 27" deep closet upstairs I'd like to convert to a laundry center, and it's looking pretty tight unless I buy some really expensive European compact washer and dryers. 

It does sound too good to be true - I would spare no expense to do your research.

However, I am on the fence about renting out one or both of my spare rooms.

All in all, if works out, I could cover the mortgage on our current house plus have a little to spare.  

Let's say you have an extra room in your house (maybe your kids are grown, or you have a spare room you keep for eventual guests or you are going on vacation for a month or so).

I would tell someone who has a spare 80 hours a week something different than someone who is working 60+ hours a week.Are you wanting to make quick cash, learn, start a portfolio of rentals, do you want to loan out money, do you want to build apartment buildings...  

The two other units pay my mortgage, and my wife and I host international exchange students for fun and profit in our spare bedroom.I second what others have said.
