Luke and Avery Carl have written extensively about this, but here are my thoughts:My goal is to find properties that are underperforming their peers by a significant amount.

For one of the most cogent arguments for the idea that "value" investing is real and produces superior returns over the long run read the billionaire Seth Klarman's legendary book "Margin of Safety."

Carl our contract sometimes have a protection period built in after the contract has expired.You also do not know any special stipulations in the listing agreement that was originally signed.If you are in commercial real estate why are you trying to list a house??
