Aside from the laundry list of issues, in the great State of Arizona, having an adult move-in (without notifying us or providing our consent) is a Material Breach of Contract and is grounds for immediate eviction.

It's unlikely the PM knew.Once the PM does know, he should act by notifying the tenant it is a violation of the lease and require the additional adult to apply and be added to the lease.
