At 1:45 PM we signed a contract for $67K.Total cost,; about $100 at Sutherlands, $45 for the motel, $100 taking wife and the agent to dinner Friday, $70 dinner with agent on Thursday (more drinks that night than Friday), $10 for ruined decent pair of shorts painting in regular clothes.Darn I miss that agent.all cash

Should I bail, ruin my credit etc.

Of that list only one showed up to complete their job, which they promptly ruined.

I use steel with porcelain or cast with porcelain.Depends on the location of the crack also and in my mind any thing valuable under the crack to get ruined (like cupboards,,,or more drywall(in someone else s quarters)

I just don't want them being sticky/ruining paper etc.

I own two quick service restaurants and just like Lori said, the deeply discounted specials ruin your profit margin.  

Here is some Good News about Illinois & Chicago, our dysfunctional state government has not ruined us yet:As a Lender who finances many rehabs across the city and suburbs I can tell you I am financing rehabs for Investors in Englewood and other parts of the south side of Chicago as never before.

Gotta stay positive, have a plan and work hard on that plan and I promise you can and will make it happen.Also, surround yourself with positive successful people (this may mean you have to remove negative and cancerous people from your world, ouch) and start or maybe keep listening to productive podcasts (Bigger Pockets, Gary Vaynerchuk, Grant Cardone, etc...) and reading all you can to understand the process and educate yourself.Keep your head straight and you'll make this happen just like you did when you got your CNA.Sorry if this comes off as sappy or preachy but you CAN do this!!

I feel the PM would not ruin their reputation and provide a contractor that wouldn't do the work correctly or unethically.
