All units had moderate to serious maintenance issues including active plumbing leaks, non-functioning HVAC, dead electrical outlets, etc.

These condos can sell fast if its the right area and moderately updated.

But now, I am thinking instead of trying to do a light-moderate rehab myself, and I have already gotten pre-approval from a hard money lender in my area.

We have had a moderate amount of success but to be honest, we are struggling finding the "right" deal in the current environment.

The regular forums seem to be pretty well patrolled by moderators. 

I have just always wanted to have the tenant have some ownership in what they use, as all too many times I see the thermostat set at 80F in the winter, with the open window used to moderate temperature!!

nice, blue collar area. 8 unit building. 6 units are 1/1, 2 are 2/14 are ready to go. 1 minor fix, 2 moderate fix. all cosmetic1 down to bare walls.electric heat, plumbing completely removed from basement. upstairs ok6 meters/boxes.
