Soap scum, dirty appliances, crumbs in the cabinets, window sill crud, ceiling fan dust, hair under the baseboards etc etc. $275 sounds like a reasonable fee to charge for my area and I'm nowhere near the high rent district of LA.

Doctor's, gyms, hair cuts, restaurants, dry cleaners, karate schools etc.

With our offer, we included a contractor bid detailing the work needed to bring the place up to code and habitable conditions (I referenced this in a previous post, in all reality this is a pretty "nice" city property) which helped us knock down the "asking price" significantlyMy Realtor and I went to the property last week with the contractor we are working with (Zecheriah Evans who has been very helpful) to go over with a fine tooth comb the Scope of Work only to find out whoever "winterized" the property, or who was at the very least supposed to drain the water forgot to do so.

I've turned moldy nasty looking motel tile into new again.Also if anyone does their own cleaning GooGone and a plastic comb will take gum out of carpet.

But be clean, freshly bathed, shaven, with neatly combed hair -- and cover tatoos.

I recommend you find yourself a successful investor focused agent & comb through the MLS daily.

One being the actual function of the business (restaurant, hair salon, boutique, etc).
