@Dave Foster  I'm a hands off investor, and use property management on both of the 4 plexes that I currently own, including the one that I owner occupy.

@Dave Foster, I have heard of a DST and will look into how they work, thanks for mentioning.On your second point, and thought about that strategy, but I need the $400k to pay my seller and my guess is that the seller doesn't want this property, so my investors property would need to be liquidated to trigger her getting the 400k if that makes sense.
