She claimed that her adult son had just gotten a job and he would be helping to pay the rent.

If it is more adults then you can limit parking if that is an issue.You may have some local laws about occupancy like number of unrelated occupants or minimum square feet to consider it a bedroom (you would call a room a den or office if it doesn't meet the minimum bedroom size). 

I am 60 years old with a husband and 3 adult kids. 

@Michael Terry I'm also curious about the decision to provide free housing for your (I'm guessing) adult daughter.

I just purchased a two bedroom town house with 6 kids and 2 adults living there.. it cash flows well as it is so I don’t plan on going through the eviction process but I have experienced similar feelings.

@Gary Lansford I mentor a few young adults and you my friend are the exact person suited to buy a duplex for their 1st property.  

Now that I am a full-fledged working adult, I understand the opportunities available from real estate and am looking to make my first ‘house-hacking’ small multifamily investment back in Maine (south of Augusta/North of Portland).

I just think they go overboard in "protecting" sane adults capable of buying a home but evidently, not capable of selling it on their own ...
