The bank refused to issue a loan on a $3M 12 unit in Mansfield simply because the rent collected would barely cover the mortgage and we would end with a $2,500 a month income on a $750,000 down payment which is around 5% CoC return which is absurd.

Again, some of the information on the receipt was in the Sellers handwriting but the note about last months rent was clearly written in the tenants handwriting.Long story short, we won't accept her claims because it appears to be fraudulent and because the owner and tenant gave us no information regarding last month's rent nor did the seller transfer the funds to us at closing. it's not a big deal but had the buyer used an estoppel agreement it would have saved us a lot of time dealing with her false claim.

So many come in believing this stuff is an easy get rich quick gig which is a false premise and primary reason so many fail.
