That ___ could be buy-and-hold, house-hack, flip, fix-and-flip, etc.Anyway, time to get off of my high horse...Still, it sounds like you're at the point where financing is what's staring at you and preventing you from going over the edge.

Hello Everyone,I am staring the process of buying my first home.

I'll provide my own thoughts on analyzing deals, and you can fill in the blanks with your own details / assumptions.Step one would be to acquire a property and get it to the point of the exit strategy (rent out vs. flip). 

If you have to rely on rate to make the numbers work, you are already staring at a bad deal.Cheers!

For instance, say there's a property staring at $45k and I plan to bid up to $75k.

Properties are staring to go for above asking.
