Because of the properties I work in, I often have to deal with flathead screws like these.The vast majority of my tools are kept in large 50-gallon gasket-sealed mobile job boxes, large structural-foam gasket-sealed toolboxes, various toolbags, gasket-sealed Ziploc bins, and of course orange Homer buckets.

I would suggest getting the rim joists sealed in the basement.

Then seal and skim coat it.

At this point, I would be more concerned on the condition and performance of the infrastructure:  fabric/envelope (insulation and air sealing, windows & doors, roofs); HVAC; DHW; electrical, etc. as those will be the most disruptive and expensive items to address. 

The fact that it's 100% automated is what seals the deal for me.I was hesitant to jump to the online version of Quickbooks, but it was really probably the single best process improvement we've made.  

Paying special attention to sealing around anyplace where the drywall has been breached (e.g., outlets, lights, etc.) can improve things quite a bit more than one might expect.Good luck!

It is 95% granite + 5% polymer, engineered so it does not need yearly sealing like granite and it is stronger than granite.

Treat studs and subroof with mold killer and seal.

No stink will stand up to the hardwood being sanded down, filled, sealed with oil-based polyurethane, and then refinished with another two coats.
