Because of the properties I work in, I often have to deal with flathead screws like these.The vast majority of my tools are kept in large 50-gallon gasket-sealed mobile job boxes, large structural-foam gasket-sealed toolboxes, various toolbags, gasket-sealed Ziploc bins, and of course orange Homer buckets.

At this point, I would be more concerned on the condition and performance of the infrastructure:  fabric/envelope (insulation and air sealing, windows & doors, roofs); HVAC; DHW; electrical, etc. as those will be the most disruptive and expensive items to address.

Paying special attention to sealing around anyplace where the drywall has been breached (e.g., outlets, lights, etc.) can improve things quite a bit more than one might expect.Good luck!

We  then moved over to the other side of the duplex and sealed a cracked bathtub and then replaced all the plumbing under the kitchen sink including the sink drain baskets.
