Also, if they have a 2.5% interest rate, that means this was a loan modification....there is likely another +50k or so that was “set to the side” (deferred to the end of the mtg) in the loan mod, which is SOP to get the mo they payment down to something the borrower qualifies for.....this $50k is still due, but not obvious from their monthly statement.

On the other side if you know good contractors for trades, if I GC myself, I'll take those recommendations also. feel free to respond here or pm me. mods: if I can't ask for recommendations here please feel free to move this to the marketplace.

@Patrick LightThe best advice I can give you is attend various REI events, read books, and listen to some pod casts. 

Also I will look at BP pod cast a little more.

So far I've been impressed with this website especially the pod casts and knowledge of some of the regulars.
