I think the point they are stressing is not to put all your eggs in one basket.

As Chad is an investor like Joey, and in my discussions with Chad he has a very good handle on the market place there.One of my very best Vendors in the whole US is there in B ham... so he has created an investment environment for me that has been very successful and fruitful.

It may not be the case in your area but it seems to be a consensus on BP that there very little low hanging fruits on there.

I advocate that all investors should understand this process, and should be able to identify at least the "low hanging fruit" - mortgages and municipal liens.

While clients that begin the process with us and go A-Z, no matter the type of project, streamline/limited or full/standard have a smoother and fruitful experience and are able to enjoy the house they have worked with us to convert into a home.  

Then the deals are plenty and the initial work starts to bear fruit.

If the market goes down, you could just not vest the entire HELOC, or as stated earlier, just hold in cash and allow it be a cash cow while other assets might not be as fruitful as they once were.I did this on a property I acquired in October 2019 (my second investment).
