As Chad is an investor like Joey, and in my discussions with Chad he has a very good handle on the market place there.One of my very best Vendors in the whole US is there in B ham... so he has created an investment environment for me that has been very successful and fruitful.

It may not be the case in your area but it seems to be a consensus on BP that there very little low hanging fruits on there.

I advocate that all investors should understand this process, and should be able to identify at least the "low hanging fruit" - mortgages and municipal liens.

If the market goes down, you could just not vest the entire HELOC, or as stated earlier, just hold in cash and allow it be a cash cow while other assets might not be as fruitful as they once were.I did this on a property I acquired in October 2019 (my second investment).
