I don't like doing sheet vinyl unless the room is dead square, so I don't install vinyl flooring very often.That foam backed vinyl flooring that you tape down has worked well for me, and that's a do-it-yourself.Allure (floating vinyl planks) is easy to install, but I don't know what a professonal flooring guy would charge, so I don't know how much savings there is for DIYPre-finished wood floor is quite easy to install.

  #2 and #3 is important even when #1 is not present.LPs can get mid to high teens for value add opportunities; so, development needs to be higher due to the risk (think 25% range conservatively).There are a lot of development opportunities floating around and many of them have similar structures and returns as less risky value add or stabilized offerings.

I believe it was a floating rate, and the bank could call it in annually, I believe, if they chose to, but they never did, just made us submit a business and personal financial statement each year.
