In need of commercial rental advice

My husband and I have had residential rental property for several years but recently purchased a commercial building with 3 professional offices, all were occupied at the time of purchase. One office was an orthodontist. He recently sold his business and we did a new lease with the new owner. That lease is up in April. The new tenant is requesting new flooring in the space. Since we are new to commercial property we are not sure what standard procedures are with these type of improvements, as in who's financially responsible. The carpet in there now is very worn and dated and new flooring is needed. Any advice from landlords, with commercial rental experience, that has dealt with similar situations on who pays for what with a current tenant would be greatly appreciated. The property is located in a small town in Nebraska. Thanks for any help.
