Brandon, my last two acquisitions were done through my Self Directed IRA and both closings were conducted virtually with all documents signed/transmitted electronically.

We have RE agents representing hedges here who will, on their own, send out purchase agreements on properties, get them under contract (with fakie electronic signatures), then try to peddle it to the hedge.

It's all electronic and the Plantiff will set their maximum bid and will either decide to make it public or not.The majority of these properties will go back to the Plaintiff (usually 80-90%) and then they will be made available on MLS through an agent.

We have a tenant who is signing their lease electronically (move due to relocation). 

We do have to pay for electronic signature platforms and storage for those documents in case we are audited by the NC Real Estate Commission.
