Especially with REOs, getting attached to any specific house is a recipe for heartbreak.Yes I will start making more offers, its just I haven't seen a house in this area that cheap yet, the next closest i have seen is 50k, but yes I have been warned about not getting too attached to any specific house, and I try not to!

Obviously its easy to fix, but you have to fix it, then wait to be reinspected.If your looking at flipping, Mesquite would probable be a good area (I'm not a flipper), the market is strong, but you really have to look at what school area your in, there is a major difference between schools, and you have to go to the one closest to you.I will admit, I have one under contract in Mesquite right now, but its within a mile of 2 other rentals I have, and in the area I like as far as schools,,,but I only did the deal because it was a good price,,,,its terrible but I figure it has to be about $10k better deal to be worth dealing with the City of Mesquite.andy

The closest to what you are doing would be to loan to someone else for buying a property for their real estate business.

I had this discussion with some of my closest friends last night which motivated me to write this article.

In general, I have seen more average homeowners become lanldords than flippers (which can depend as much on your construction knowledge and project management in my view)...Also, side note,  I like that part of the country and spent 3 summers there outside east stroudsburg as camp counselor....tannersville was closest town I recall to camp...best of luck!

@diohne cortezyes, that is what I am saying, I know of 5 properties within 2 miles, I visited them in oct 2017I bought in summer 2012, and paid turnkey prices from Memphis Invest, so I cannot tell you what the property is worth my friends bought about a year laternot sure about the rent either, my closest house is at $1285, but is in a nicer neighborhood next to a lake I have one a little to the north of yours that is at $1400, but it is a BIG house in a good neighborhood toomy third house and my friends' houses rent for less than $1200, but the neighborhoods are not as good
