@Jeff Filali  virtually every state laws read the same as this.. it really comes down to enforcement.some states are tougher than others..

It is much tougher to buy a house by browsing the mls, homepath, etc. these days.

Feel free to reach out to me if you are interested in investing in NC.This state is investor friendly and you can still get a good deal of properties that can have a good cash flow plus equity growth.However, getting to the 1% rule is tougher now due to increased interest rate, however, I consider this state a place to invest as there are lot of jobs are moving to this area of triad.

Being new also makes it a bit tougher -- the right one will come along. 

Tile can be tougher to maintain and repairs (such as the replacement of a leaking shower pan) will cost more.

If anything happens in that home that requires a fire department response, the fire fighters will have a tougher time doing their work.  

So when the tougher ones came around, I found myself losing out because my 'pitch' and rebuttals to objections weren't working.. i simply wanted to step up my game. 

Properties meeting/exceeding 1% rule are ideal, although seem to be tougher to find in this environment.  

Your financing is a lot tougher using an llc....no conventional (Fannie or Freddie) or fha loans.
