So when I got a postcard unsolicited with an offer of $160K - it turned out to be legitimate, contract offered, after inspection - I got a few more bids from as-is buyers.

I sent out "Just Listed" postcards in the neighborhood.

You can go knock on doors, buy lists of people that are in pre-foreclosure with 50% equity, send postcards to people that own their homes outright, etc.

Tired looking, but not war zone plex owners get a postcard from me.  

I am based in So-Cal and want to send out my postcards mid August.
