With the many opportunitie that come along there is always some that are fruitful.

You need to find out what the transfer tax/legal costs of transferring the property (and future properties) to your LLC from your own name are in California, and weigh that against paying the $800 annual fee to start the LLC now.I'm not a lawyer, but the consensus seems to be that if you are going to keep a number of properties under one LLC, the properties need to be equity-stripped with loans, or else you are putting all your eggs in one basket if a lawsuit happens.

We all know the saying "dont put all your eggs in one basket".

Yes these are easy, low hanging fruit as far as finding available notes but it comes with a price.

Doesn't sound very fruitful though, from your experience.
