I know there's many different ways to evaluate what the company is worth, I'm just curious how other people with experience in this area would think through the negotiation.Initial investment: $15,000 each/$30,000 totalAcquired 1 property for $24,500Have put about $10,000 worth of work into the property, some demo, updated electric, moved plumbing, new windows, new door, some framingCurrent value of property is hard to determine, there aren't any good comps but my gut says it's worth about $40-45,000, will be worth about $60-65,000 when finishedPartner has made personal loans in the amount of $25,000 thus far (I think 4.5%, cannot readily find the agreement), with interest accruing to be paid out when property is rented, refinanced and loan paid in one lump sum.

I have not heard that you need that though to paint, it is my understanding that you need that if you are going to disturb the existing paint through demo.

Not that I'm 1/2 was in to the demo I found a rotten beam, two completely in supported joists, and the entire down stairs is still functioning on live knob and tube wiring!

Deck is cheaper, far easier to fix, nicer work (concrete is hard labour, especially demo), and any handyman with 10 fingers qualifies to do it basically.

Starting on the siding and roofing and all the finishing touches, we can’t wait to be done and start our next house which is vacant and demo begins in 3 weeks (follow to see updates) What I’m getting at is, the flipping world is not for the weak, you will get beat down, you will fail but in the end once you finally achieve your goals and jump those hurdles you’ll be sitting in a heating house looking at your accomplishments and realize everything you’ve worked so hard for this past few months is now a reality and it’s time to enjoy it!
