I have chosen the path of note investing and love what I do in that arena.

I had my attorney at the time chat with the QI I chosen, and he tells me that with the consultation, doing the 1031 should be no problem.

If there is discoloration in the wood pores then you can do a light sanding, HEPA vacuum, wipe with the soap/water solution, allow to dry and HEPA vacuum again.  

There is an element of buyer beware but it the item can not be reasonably identified or discovered during the course of inspection than the seller is required to disclose, even if they have never occupied the property or have chosen to sell "As-Is". 

Jean Paul, when you are using conventional financing, the appraisal is required and chosen by the lender.  

Also look at tax lien properties that will be auctioned in your chosen county.

That's what I have chosen to do and find it generates a GREAT return rate for my nest egg.

The sellers would not look at any preemptive offers, but we came in very aggressive on our terms and while we were not the highest offer were chosen based on our terms which were AS-IS with quick close.  

At this point, I have chosen wholesaling to be my first strategy.
