REI Marketing Plan (Memphis newbie)

Hey guys, 

I'm Nate, and this is my first forum post . . . and I haven't seen many things as cool as this.  Anyway, I am working full time and just starting out in real estate investing.  At this point, I have chosen wholesaling to be my first strategy.  However, my goal is to complete the best exit strategy for each particular deal, whether that be a wholesale, flip, buy and hold, whatever.  So my first question is, is this tailor-made exit strategy thing doable at the very beginning?

I know this requires exceptional marketing and a plan.  I need some help with that.  I'm thinking of starting with yellow letters to absentee owners and probates in my neighborhood in Memphis, TN (I heard this on a couple of the BP podcasts).  But what should these letters say, and where are some good list sources?  And which tools provide the most efficient way to get the message out to absentees and probates?

Any guidance is greatly appreciated!
