Not only to get an idea of what the property could sell for but also so they can begin marketing it (without pics)... with my investors I list properties on the MLS even before the work is completed and just put a note "no showings until"....if someone wants to be in a particular community and they see that your property is currently being renovated but will available for offers once completed they may wait to put an offer on an other property... but if no one even knows that your property is soon available you may miss out on a buyer.... plus a buyer would be willing wait for a home thats undergoing renovations.

While we purchase older properties (50 - 120yrs) as that is the inventory of the areas, all of our properties undergo a energy efficiency retrofit ... not merely installing electric baseboards and offloading the task of heating a 100 year old house with no insulation to the tenants.We also inspect our student properties quarterly {students never report issues}, fix any issues and damages as we find them, then bill the tenants immediately for anything for which they are responsible.If you use quality, durable - but not necessarily fancy - materials; have everything spelled out in your lease & house rules; and inspect your properties regularly, student properties can be very rewarding.The focus on the young professionals was based upon the part of the city in which we were looking ... we then renovated those units to be energy efficient, yet retaining some of their Second Empire and Victorian allure.

While there are some nice historic apartment buildings in Palmer Park, a number of which are undergoing rehab by a couple of very energized investors, Palmer Woods is IMO the premier neighborhood in Detroit, with numerous 5000 - 7000 sqft homes built during the gilded age with no expense spared.
