I've done most of my investing out of state.

We do, however, have to register in the State where the property is located.

It is the Most Hazardous way to buy real estate and not quite as easy as you state. 

A lot of them have restrictions that state that the down payment has to be cash.

One was purchased a  few years ago by an out-of-state owner who has decided to sell and has doubled in value.

My wife and I are out-of-state investors exploring TX.We understand the TX market has been taking a breather but we love the strong fundamentals.
