So in my mind if you have people get pumped up reading BP or going to the numerous coaching companies that propel people to take action.. if they succeed they like to talk about it.. if they fail they just kind of sail off into the sunset never to be heard from again.

Since I found out I didn't get the deal, it seems to have taken a little wind out of my sail.

Take the next two months and build a relationship with a reliable contractor, explain everything to him/her to make sure it is smooth sailing for when the time comes.Stay positive, stay pro-active, and ride out the tough time.

A tenant for 5 years with smooth sailing...hmm...I just might let such a small amount be a learning opportunity for you. 

I would love for you to refer me to some good books on whole sailing.

That ship has sailed now as Williamson and Davidson Counties are really pricey.

We ended up with a sail boat paid for with tax free REI dollars.  

Don't go sailing along under false pretenses.
