Does anyone have any good options that are safe and won't break the bank?

Cash for keys is a terrible technique preached by rookies.

IMO, this combination of lower NOI growth and increasing interest rates will not only cause cap rates to expand / values to decline... it will also make it more difficult for owners to refinance, even out of "safe" long term fixed rate permanent debt.Personally I would not want to own leveraged multifamily assets now for this reason.  

Politely but firmly emphasize that access is required to maintain a safe, habitable home.Propose Multiple Appointment Options: Offer a few specific dates and times for the repairs, emphasizing that this is to address her reported issues.

Tenants HATE cameras when it is a SFH or duplex but on larger properties they welcome the cameras because it makes them feel safe.

There is no magic pill out there that gives ultra returns and is ultra safe there are many investments along a SPECTRUM of risk and potential upside with varying degrees of potential tax benefits and deferment strategies. 

You would need to give 60 days notice to vacate in most areas to be safe.
