Here is an example of ours:UTILITIES.Landlord requires supply and maintenance of the following utilities at the unit: electric, natural gas (if applicable), oil (if applicable), water/sewer, garbage/recycling.Telecommunication services are optional.Tenant agrees to pay for all services and utilities supplied to the premises during the term of tenancy, except __________________________, which will be furnished by Landlord.If Tenant moves out before the end of the lease period, Tenant must still pay for utilities to the end of the lease period, just as rent must be paid to the end of the lease period.Tenant agrees to notify utility companies of the exact date their tenancy begins and ends, and agrees to pay all outstanding utility bills.If Tenant causes any utility to be disconnected, Tenant agrees to pay for reconnecting the utility, plus damages caused thereby.If we become aware the tenant is not current with paying their utility bills, we call them and talk with them about it.

When a tenant notifies me about moving out I give them a verbal break down of the associated costs with regards to moving vans, reconnecting utilities, intangible things like changing the address at the PO, etc.

do you need to vet the buyer, get financing knocked out prior to acceptance. an ouch of prevention is worth a pound of curetechnology is something you can control. if you change your perspective of I can't do tech to I want to learn, maybe it may make difference. decide if you want to learn it or give it to a third party. this is something that is within your power to change. also see how important is this in your list of problems. spiritual faith is also under your control. take a breather and do what you need to reconnect. its very important to take a break and breathe hope this helps, we all have been here before

Especially given the line is going to be out of service from the time its destroyed by the digging until the new line is reconnected and the (seemingly already irate) tenants are going to be inconvenienced.It $20K too much?
