My business entity has been set up for a few months now (LLC) and I'd say that I have been trying to find the line between aggressively looking for opportunities to get my feet wet and still taking precaution to avoid the many potential pitfalls that are associated not only with real estate efforts but really, any entrepreneurial endeavor.

I don't mind saying no at all.. but wandering if others have had success with good will and what safety precautions can you put in place.Brian Corbett That is great advice for safety and still being able to help someone out.I want to be in a point that I'm able to do this maybe with one unit a year to help people in need, that would usually be denied.Just for a "give back".

Not saying it's a bad thing, but I would just take extra precaution, security deposit, and common sense.I agree with @Matthew Paul it could be a good scenario where guys just come in town for work and leave on the weekend.
