You can tell how invested he is in others by how much time he spends making free content and answering questions in his group. 

Small multi-family properties starting at over $1M, which is pretty expensive and, resale single family (before year 2000) offer minimal cash flow (~$200-300/month).2.

He seemed very authentic in our discussion and showed charts indicating how the cost of supplies has increased more over the last 2 years than they did over the last 20 years.  

Even Northwest has alot of development going in, and the 303 is offering good support to connect freeway access over there. 

However, looks like there is a harsh line as far as what locals can afford and if you go over that, vacancy is high.Watertown, NY- I’ve seen many great multi-family properties in the low to mid 100s.

What are the best cities to invest in midterm rentals which will cash flow and appreciating year over year?

I would love to know whether it is possible to apply the BRRRRR method there or other creative financing over there as a foreigners.

We have taken over LOTS of occupied units with under paying tenants.
