New realtors, new realty companies, new PMs aren't going to have those established relationships and *no* PMs give up the names of their people to anyone else because getting good people is difficult.

Fix your name when you get a chance since your name is currently NA NA.At 18, you have to question why would someone sell you their home on assignment?

I am not sure how much you get involved but do your employees contact the realtor and discuss market rents, do the math to check leases versus market rents and which lenders use the "lesser of the two".Closing in an LLC versus personal name can also add a rate hit as well as Escrow or No escrow.

for Fort Myers I used someone who is VERY VERY good.. he managed my property and eventually sold it.his name is Kevin Page - Cape Shore. 

Its hard enough if the home was in your name let alone an LLC as your LLC can not get any bank financing.

I did make sure they got the utilities switched over in to their name which took a few days.All in all, it was maybe 7-10 days left in august by the time they got all the utilities switched etc.
