Small gestures, builds a lot of trust, gets me a lot more reports of small maintenance issues.Maybe not feasible for bigger property managers, but for a mom & pop landlord like me managing a few dozen properties, I know all my tenants and properties pretty well and this makes a huge difference.

The insurance ended up covering most of the cost and I charged the rest and deductible to the tenant and I said that this is a gesture from me to keep a relationship with hopefully who become good tenants.

As a gesture of goodwill, if *I* screwed up and missed a call or didn't get the small fridge out same day maybe I'd offer a token credit to a good tenant but I"d sure let them know that It's not like I can guarantee that nothing every breaks-- I tell unreasonable tenants I don't have a magic wand to fix everything instantly.
