Cannot get the approval to legalize as it requires a variance, and the building had to conform to 3 or 4 family standards meaning it had to have fire escapes and concrete enclosed furnace rooms.

I have always been fascinated with Real Estate and it hasn't escaped me that pretty much all rich people own real property somewhere.I originally had planned to take some time to educate myself further before jumping in, but recent family events have left me in a position that I am being looked at to do something with a family home, so I guess it's time to get on the horse!

My biggest issue with most of these operators is deceiving sellers, using BS escape clauses, and walking if not successful.

If that's the problem here, it's worth asking the building department whether they would allow the separate third floor unit if you installed a fire escape ladder outside one of the windows.
