I am disappointed in their results due to poor NOI and I believe they didn't do a decent job in due diligence prior to purchase. 

There is much to learn: pricing, marketing, screening, contract law, lease enforcement, late/unpaid rent, property abandonment, squatters, maintenance, tenant neglect or abuse, communication, and 417 other things.Buying a decent property but not managing it well can impact your finances, marriage, sanity, physical health, and desire to invest.

I have used ALE successfully but 4X rent is not what we got we got 2X there is a limit in the insurance polices as to what the insurance will pay but its a decent move at least it was for us

Hi everyone,I'm a bit late to the thread which began 3 years ago, but I invested in 2 value-add syndications with Grocapitus which have since sold, and I made a decent return on capital.

We do a pretty decent amount of land acquisition but we target specifically retail center points in rural areas.  

While I have great long term tenants in my duplex, with a VA hospital only a few blocks away, I feel there is some decent MTR potential so will test the market when that time comes.

Some of the others I have seen should be shot for letting their sales team out of UT sell the way they do.

I have thought about reaching out to cash buyers who have a decent sized portfolio about possibly managing their STR/MTR homes.

It never hurts to call them back to see if they have any idea what they are doing just for the reason you said - if they are decent, hop on that list.
