if they were that great you'd never see them because they'd all get bought up before they even came to you.I think what @Travis Biziorek is saying is correct - you need a strong network to be successful. 

Most hard money lenders will want to know about your track record - if you have no experience, partnering with someone who has a track record will likely be an easier path to approval (and likely higher leverage) than applying by yourself.

All these areas have started gentrification path and have a lot of room to continue growing. 

If you are trying to get a cash out refi, I would think the bank would want to see the correct type of insurance for the business you are running.

Dodd Frank corrects this by requiring the price be supported by an appraisal or some  basis. 

@Collin H. yes this is in a residential neighborhoodI will definitely try and push back to the city and see if they will honor their previous issuance of the permit without having to go down the path with the Board.If they say no we'll see what the Board says.
