@Russell Brazil What are your thoughts on the casino being built do you think the area is already bought out or do you think there might be an opportunity with all those employees to find rental units when it comes online?

However, as new as I am, I am very eager and enthusiastic to learn what it takes in order to be successful in real estate investing.

I would like to work with an enthusiastic contractor on my projects.

I am aware that the broker works for the seller ultimately; pro forma rents seem like pie in the sky; and either the broker is overly enthusiastic or too cautious.  

Just make sure you are excited about what is being done and enthusiastic about how amazing it will look once it's finished.

The bank doesn't care whether you lend the money to a LLC or whether you go to the casino and gamble it away - they do care about getting paid though.

Think about how many people don't have any qualms about dropping $100k on shares of Apple in the "Grand Casino".
