On our personal Single Family investment homes we are able to barely cashflow with the higher rates with new acquisitions (we use commercial loans so our rates are prime +1%), but happy with with capturing some good equity on the purchase.

But I can control the price I buy at (equity capture at the buy), the financing terms (leveraging), long term appreciation, loan-pay down (very long term), tax deductions (not for me due to REP status and income limitations, but it's still there), monthly cashflow etc I think controlling the deal down to the details is where RE shines for the mom and pops like us.

Quick question about 2023 expenses.We purhchased our first inventment property at the end of December 2023, but did not get it listed for rent until January.We had some expenses associated the purchase in 2023 that would normally be captured on a Schedule E for 2023, but I don't think we can do a Schedule E since the property was not listed for rent in 2023.
