My CPA says to ask a bookkeeper but I've been doing the bookkeeping for the last 12 years. 

The AppFolio app that is used to manage the rental property has overcharged beyond the legal 12%many times and the bookkeeping for historical payments from tenants has been doctored to correct these mistakes by the online algorithm! 

If your books are unorganized, you may want to hire a bookkeeper to come in and clean them up. 

My personal experience was that there is a difference between a "Regular" accountant or bookkeeper and one who understands real estate.

What I like about it is that it integrates most things you just mentioned: leases, rental payments, tenant screening and it all integrates with your banking and bookkeeping.

So they may have some insight on a recommended book keeper /CPA.

If you hire a bookkeeper and outsource leasing, then you should be able to average a few hours/week.

It's good to have the rental property under a separate account to make book keeping easy but it doesn't have to be a business account.

Some people don't have financial situation, nor have the bookkeeping to track or maintain it.Again, I personally find it very stressful just thinking about living that way for the life of the loan keeping the lowest daily balance possible.
