State Farm recommends tenants have at least $100K in liability coverage but to adjust that value up if you regularly host people at the house, or have things like pools, dogs, basketball hoops, etc. 

I see too many investors who rely on urban legends, bad advice (sometimes from other lawyers!)

That's urban legend from days long gone.The best you can hope for is a "Subject to", which is not an assumption, and is a violation of every note in existence that is not caught often but when it is, can be painful for the ones getting caught.
