Do not agree on a payment arrangement, this is a point of non-negotiation. 

This can be quite expensive. 3) Make sure you buy furniture with a high weight capacity. 4) This arrangement doesn't attract the best tenants.

They have it arranged that a broker (this poor woman’s fiduciary!!!)

Hi Michael,Are you in the a neighborhood in the actual city of Albany, such as Ten Broeck Center Square, Hudson Park, Pine Hills, or Park South that has 4 unit buildings and can support that type of arrangement without too much concern of negative impact from other tenants?

Generally the managing company would continue to collect their management fee for any bookings they arranged. 

They ha no problem with me arranging someone else to do the repair. 

This situation is why I don't like the rent by room model and wouldn't use it myself, but some people are very successful at running harmonious co-living arrangements.

If you haven't signed a contract with them, I would suggest reconsidering this arrangement.
