I saw the potential in the house and our realtor told us it was a good area, near the subway/metro/public transportation with great schools (if we ever were to rent it to a family), etc.

Quartz countertops, navy & white cabinets, classic subway tile & farmhouse sink- Master Bathroom: Walk-in tiled shower w/ glass pane & gold shower system, double vanity w/ quartz top- Living Room: new front door w/ huge overhead window adds natural light from the front; bamboo engineered hardwood floors are a focal point, but they cover the entire 1st floor & the white-washed cedar accent wall really brings the rustic charm to another level.What was the outcome?

So, assuming you make 200k, take home 100k, your biweekly take home would be $2,083.33, or a biweekly check of $4,166.66.Again, we have to factor in items that we haven't counted like - health insurance, transportation(subway?)

It's like investing in a Subway sandwich franchise- you can't be out scouting for new restaurant locations if you're behind the counter serving Cold Cut Combos.If you raise your vacancy budget from 5% to 10%, and you budget 10% for a property manager (which you should do anyway, even if you'll be self-managing), the monthly cash flow goes from $350 to $150.

That is the point at which their actions have financial opportunity costs, unless from the beginning they were going to either work on RE investing or work part-time at Subway.
