I'm located a few hours from Birmingham and I agree with you - there's still a lot of opportunity across the Southeast US.

For me, contractors are the biggest challenge.We should stay in touch and do some brainstorming.And as far as MA, I always recommend Plymouth, Bristol and Norfolk counties (South of Boston to the southeast, plus the Cape. 

I am a local investor from Chicago and looking for small multi unit buildings on South east side. (60608, 60623, 60632, 60609, 60629)I don't have the answer to your question but I can connect you with some other active wholesalers on south side who can help you.

I'm looking at a few different areas in the Midwest and Southeast but I'm struggling to found out how "rentable" an area is.

@Dan Heuschele I think we are on the same page that even the rough parts of San Diego are mild compared to some of the larger cities, I just don't want people thinking Logan Heights is anything like some of those areas you mentioned.I feel pretty optimistic about the potential in the area, you should check out the San Diego City revitalization plan for Southeast San Diego if you want to see what might be in store for some of these areas.
