@Jay Hinrichs you are correct and that is the difference in 41,888 post and my 1,444 post. :) 

He can spend the next few years-ish getting a finance degree through an online school while working part time, but he just got offered a full time position helping with sales for a local wholesale real estate company. 

It’s a full-time commitment, especially when you’re just starting out.

Does anyone have recommendations for a contractor for an almost full gut property in Rochester NY?

I'm sure some policies have all kinds of language in them, but if it guarantees me full replacement that is what I would expect otherwise my granite counters would be replaced with laminate and my tile and hardwood replaced with vinyl and the cheapest carpet.
