Is anyone flipping homes here locally even come within a football field of the "70% rule" for making a deal?

@Dave Jimenez  not to be negative nelly or debby downer.. lets just talk reality much of what is bandied about on BP is fantasy..AGAIN your getting the cart before the horse.1. if your using a FHA loan you need to get prequalified for that number2. you will need to have the house up to FHA standards for the loan ( many foreclosure just fall short of this)3. there are going to be other bidders.. that is almost a given...

I have delt with so many hack wholesalers who pitch me on total BS ARV comp's, watered-down rehab estimates, all pumping I will make a whopping whole 20k if everything goes right with their fantasy numbers, and it takes me about 90 seconds of research to see this carp has about 80k of their own profit.

People wanting to stay close to downtown are going to want to walk to DT for its entertainment, football, etc.

Typically this is someone that just loves spending time entertaining the fantasy of doing something they aren't actually in a position to do (hence trying to hide that fact). 

Vine City is by the new football stadium and Summerhill/Peoplestown are by the old Braves stadium.

I just purchased a 5 br house at 9th and Diamond (just behind Temple football facilities) hoping I can rent to the students.
