North NJ is very attractive for many reasons, one of them is its convenient transportation to the NYC. 

He ended up taking my advice and bought a house a year later from a mutual friend who was leaving the state (below market value and without a realtor, if I remember correctly)  He got a great house at a great price in a good location -- and saved way more than the $2 or $3k he might have gained in equity had he bought earlier.And yet another missionary friend took my advice and is still renting 3-years later because it was more convenient for her a new business venture.My next home was better.      

Convenient is the word I would use for PCS.

The areas I named are sustainable areas of great interest because of convenience and quality. 

Atmore is basically out of convenience, as I don't feel like the market will appreciate like others but cash flowing rentals are attainable. 

Althought ready-to-use calculators are convenient, I like to understand where the numbers are coming from and where they are going.Best,Marcelo

This may not help now, but for future reference, I know landlords who will provide appliances and in writing inform the tenant that the appliances are simply for their convenience, and that THE TENANT is responsible for maintaining the appliance.

When I challenged his assertion, he indicated he was referring to more than 4 units but this was conveniently left out of his initial post. 

And that nightmare of an impossible deal that a clueless builder put together became my entire foundation for everything to come because after turning that lump of poo into the diamond, that bought me a $ HM Lender who gave me dedicated funding for anything and everything I requested with a simple phone call, underwriting to follow when convenient. 

I don't need a downpayment because I have yet to utilize my VA home loan, I want another townhouse or SFH in the San Fernando Valley because of where my job is currently located, just makes everything way more convenient for myself.
