Some are generally helpful and can help you get rid of an unwanted property.

He was unpleasantly surprised with the management/collection/vacancy/repairs challenges there were on them, which drastically cut down his returns, raised his stress level, etc, and he had a long difficult time finding an avenue to exit owning them.

This may attract unwanted attention though, I would make sure the property is well secured regardless. 

It's an unwanted turnover, but it may be a better decision than enforcing the lease term with an unhappy or scared tenant.
